Archived 12 September 2026People comparing homes need to budget from current asking and contract evidence, not an older national average.
- The national median for new contracts was €10.17 per square metre.
- That was 10.2% higher than a year earlier.
- INE counted 35,407 new contracts, 0.4% more than in the same quarter of 2025.
- A national or regional median is not a quotation for an individual home.
The gap between regions remains wide
INE's second-quarter figures put Greater Lisbon at €15.24 per square metre, followed by Madeira at €12.78, the Setúbal Peninsula at €11.99, the Algarve at €11.56 and the Porto metropolitan area at €10.83. Lisbon municipality recorded €17.79.
These are medians for new tenancy contracts registered in the quarter. They do not describe every advertised property, include the same mix of homes in every place or guarantee what a landlord will accept.
Build the budget around the actual contract
Compare the full monthly amount, deposit, guarantor conditions, utilities, transport and any furnished premium. Ask for the proposed contract in writing before paying a holding amount, and check that its term supports the stability or residence evidence you need.
If a rent appears far below comparable homes, verify the owner or authorised agent and the property before sending money. A statistical median can help challenge an unrealistic budget; it cannot replace due diligence on the tenancy itself.
