Portuguese mortgage pre-approval still leaves four checks to clear
An early lending indication is useful, but the bank still needs to approve the borrower file, property, valuation and final terms before money is available.

- Pre-approval is normally conditional and time-limited.
- The bank's valuation can reduce the amount available even when the buyer's income is accepted.
- Foreign, variable and self-employed income may require a longer evidence trail.
- Taxes, registration, advice, insurance and repairs need cash outside the advertised loan.
The first yes is about a set of assumptions
A lender's early indication usually assumes the income, debts, term, rate environment and property value supplied at the time. The final credit decision can change when documents are verified or when the chosen property is examined.
Ask for the amount, validity period and every remaining condition in writing. A verbal estimate from an agent or intermediary is not a substitute for the lender's standardised information.
The property has to pass its own test
The bank orders a valuation and reviews the property documentation. If the valuation is below the agreed purchase price, financing may be calculated from the lower figure. Unlicensed work, unclear title or a property type outside the lender's appetite can create a separate problem.
Independent legal and technical checks serve the buyer, not the bank. A bank valuation does not promise that the building is free from defects or that alterations are lawful.
International income needs a clean trail
Foreign salary, company income, self-employment, rent, dividends and income in another currency can be discounted or evidenced differently. Prepare tax returns, payslips or accounts, bank statements and liabilities with consistent names and figures.
Ask whether documents require translation or certification and how exchange-rate risk is treated. Time lost reconciling records can matter when a promissory contract has a short completion deadline.
Protect the cash commitment
Price the deposit, property-transfer tax, stamp duty, registration, bank charges, insurance, professional advice and immediate work separately. Keep a buffer for a lower valuation and for costs that the loan will not fund.
Before paying a large non-refundable amount, obtain case-specific advice on an appropriate finance condition and the consequences if the lender says no or completes late.
