Archived 12 September 2026The national average is useful context for a household budget, but an individual payment still depends on the outstanding balance, rate, term and reset date in the contract.
- The implicit mortgage interest rate reached 3.162% in August.
- The average monthly payment was €418, up €4 in a month and €24 in a year.
- For contracts signed in the previous three months, the average payment was €744.
- The next INE update is scheduled for 21 October.
What the August figures measure
INE calculates an implicit interest rate from information supplied by lenders. The August result rose by 2.7 basis points from July and marked the fourth monthly increase in a row.
Across all mortgage contracts, the average payment was €418. Half of that average payment represented interest and half capital repayment, but that split should not be applied to a particular household without checking its own statement.
Use the figure as a prompt to check the contract
Find the index, spread, next review date, outstanding balance and remaining term on the loan. A fixed-rate contract, a recently signed loan and an older variable-rate mortgage can move very differently from the national average.
If the budget is becoming tight, contact the lender before missing a payment and compare any restructuring proposal by total cost as well as the new monthly amount. A lower instalment achieved by extending the term can cost more overall.
What you can do now.
- 01
Check the loan's rate type and next reset date.
- 02
Compare the household payment with the bank statement, not the national average.
- 03
Contact the lender early if affordability is weakening.
