IN BRIEF

The platform gives owners and promoters a formal route to test and submit a proposal, but access does not guarantee approval, a tenant or a tax benefit.

  • The Renda Acessível Segura scheme replaces the former Programa de Arrendamento Acessível route.
  • Maximum eligible rent depends on the municipality and property type.
  • Investment contracts can cover acquisition, construction or rehabilitation commitments lasting 10 to 25 years.
01

Two different routes now share one platform

The secure-rent route is intended for eligible residential leases within the programme's rent limits. The investment-contract route supports qualifying projects that add housing at accessible prices through acquisition, new construction or rehabilitation.

Each route has its own documentation, legal conditions and review. A property entered on the website is not automatically accepted and a programme rent is not the same as a market valuation.

02

Tax treatment follows the law, not the login

IHRU notes that qualifying arrangements may receive tax benefits, including possible income-tax treatment under the applicable rules. A benefit depends on the completed contract and legal conditions; opening an account or starting an application creates no entitlement.

Owners should compare the rent ceiling, commitment period, property costs and exit rules before proceeding. Tenants should use the official application and allocation channel and avoid paying an unofficial intermediary for a guaranteed place.

WHAT TO DO NEXT

What you can do now.

  1. 01

Use the official IHRU platform to identify the correct route.

  2. 02

Check the municipality, property type and rent ceiling.

  3. 03

Obtain legal or tax advice before relying on a programme benefit.
